Rental Owners: This is how we Screen Potential Tenants!

Our experienced and licensed team at EGL knows how difficult it may result to find potential renters for our clients in our current economy. This is why we strive to search for the most reliable tenants that feel fully satisfied in our properties and will then give us and our clients the confidence of punctual and consistent payments.

Our EGL team in Los Angeles screen potential tenants by:

Getting a background check. Besides meeting the prospective renter in person, it is necessary to verify if the possible renter has committed any criminal offenses or has a credit history of skipping rent.

Verifying the information on the rental application. We want to make sure all facts are valid, like residential history, employment information and references. This will help us decide whether or not to rent the property. If necessary, we will also get a proof of income to make sure the tenant is able to afford the rent. Also, we always follow the Fair Housing Act as our ethics code.

Getting a photocopy of a valid photo ID. We also get the driver’s license number checked to make sure all the information provided matches.

With permission, get a credit check. This will let us know if the prospective renter has been consistent with payments before and if he/she has any financial obligations.

Checking with the former landlord. Getting the name and contact information of the previous landlord allows us to get more insight about the tenant’s behavior.

Including a written lease agreement with a code of conduct and every rule. This will state clearly what can and can not be done in our property ahead of time to avoid any conflicts or discrepancies in the future.

Leasing: EGL Properties can lease your property to qualified tenants. First rent surveys are done to ascertain competitive market rents in any particular location. EGL Properties markets vacancies by whatever means that have proven effective, including: ads in the print media (Recycler, Los Angeles Times, LA Opinion, etc.), classified ads in major search engines, and online classifieds. Eye catching signs and banners are also affixed on the property itself. A record of calls of prospective tenants is kept and follow-up calls are made to prospective tenants.

EGL applications are handed out during showing appointments to all interested prospects. Prospects can also obtain applications at our office or at this website. The ease of applying has increased the number of applications and processing time. Once the application is carefully screened and approved, the tenant signs a lease that has many safeguards for owners, and complies with all local and state laws.

Maintenance: No management company would be complete without the ability to handle every conceivable maintenance issue. EGL properties is unique in that we use a combination of our own handypersons and a variety of independent contractors that give you and your property both quality work at reasonable prices and quick turnaround.

Rent Collections: We are very aggressive about rent collections. Rents are due on the first and considered late on the second. Late fees are charged and if necessary, we know all the steps to take in the event the rent is not paid, including pursuing legal action.

Accounting: EGL's computerized accounting system is capable of providing all the reporting you need for tracking income and expenses as well as tax compliance. Rents are meticulously recorded and all requested expenses are paid in a timely fashion.

Reporting: Our detailed Monthly Management Reports are sent on the 15th of the month. This report includes a description of the current leasing activities and other issues at your property, a rent roll, trust account ledger and most importantly, an income statement.
